We match on four things — campus, budget, area and move-in date — and come back with three to five options, each with real photos, rent and commute time.
Many Hong Kong agencies only handle local listings, and students from the mainland hit a wall: nobody speaks Mandarin, service is perfunctory, the contract is a mystery, and video viewings turn out to be staged. We explain the traps first, then show you flats.

Choose one: recorded video tour, live stream, or a proxy viewing on our behalf.
Travel permit, offer letter, student ID, proof of income or a guarantor — we send the exact list for the flats you're viewing, so nobody is caught short at signing.
We check ID, school and daily routine, then arrange introductions. If it isn't a fit you can swap before you meet — no awkward surprises later.
Commission, utility splits and repair responsibilities are all set out in writing before you sign. No viewing fees, no surprise extras, no pushing expensive flats.
Cantonese landlords, utility cut-offs, notice periods, renewals and deposit refunds — we handle all of it. Existing students can go straight to the same colleague; no explaining twice.
We don't claim to lead the market for students from the mainland — we let the South China Morning Post say it. In 2026 SCMP quoted our licensed agent Kenny Zhang in two features on exactly the trend that defines our business.

The report finds that mainland students are now a major source of rental demand, with annual upfront payments the norm since the pandemic — especially among one-year master's programmes. It quotes Kenny Zhang of YouHouse: "The parents usually have the funds prepared already. For them, education is already a major investment."

The report notes that enquiries from mainland students arrived as early as late April this year, months ahead of the late July or August of three years ago. Kenny Zhang of YouHouse explains that an earlier leasing cycle has prompted some landlords to leave flats vacant for months so they can lease them to students before the September semester.

Tell us your university, budget, area and move-in date, and we'll search for you — including flats that haven't been listed publicly.
Prices vary by a factor of two between districts, and the wrong choice costs you an hour a day in transit. Here's where students usually start and what it typically costs — current rates, we won't quote you stale numbers.
* Indicative market range for a shared room. Rents move with the academic cycle — the figure on your signed tenancy is the one that counts.
Term-time is a scramble (June to August) and good flats go within a week or two. This is the timeline we suggest to most students.
Register your requirements once you have your offer. We'll work out the commute and the monthly ceiling, and tell you honestly what is and isn't achievable in your budget.
01Recommended listings start coming in. Use the videos and floor plans to cut a shortlist of 3–5 down to one or two, before the rush starts.
02We'll group viewings around the university districts — four to six flats in one trip — or arrange a proxy or live video viewing if you can't make it.
03We go through the tenancy clause by clause, check and photograph the meter readings, hand over the keys, and sort out your address registration with the telco.
04We help with the essentials, Octopus and local accounts. And once you're in, we're still one message away.
05Four steps, and at every stage you know what you're waiting for and for how long.
Message us on WeChat or fill in the form: university, budget, preferred areas, move-in date, and whether you need a roommate.
You get three to five matching listings with real photos, rent, commute times and honest notes on the trade-offs. If it's wrong, we go again.
We'll plan viewings around the same district so you're not wasting a day. If you can't travel, we'll view for you or walk you through it live.
Every clause explained, all costs in writing, meter readings photographed on the day. Keys handed over on signing — no loose ends.
Still stuck? Ask us on WeChat — more reliable than scrolling forum posts.
Typically: your ID card, travel permit and endorsement, admission letter or offer, student ID if issued, and proof of income or a guarantor if the landlord asks for it. Every landlord's requirements differ, so tell us your situation and we'll send a document list tailored to the flats you're viewing — no wasted trips.
For tenants in Hong Kong the commission is usually half a month's rent. We put the exact figure in writing before you sign, and we never add anything afterwards. There is no viewing fee and no showing fee — recommendations and viewings are completely free.
Yes. Most students start looking from the mainland, and we offer three ways: recorded video tours of each flat (light, noise, floor and view included), live video viewings where you join while we walk through, and proxy viewings where we inspect on your behalf and send a written report. For signing, we can also arrange a power of attorney or have a relative attend with the documents.
Yes — it's one of the things we're asked most. We do basic checks first (identity, school or employer, daily routine), then arrange things properly. If it isn't a fit, you can change before move-in day, so nobody ends up in an awkward situation.
As early as possible. June to August is the scramble for term-time housing and good flats go within a week or two. Our advice: register your requirements as soon as you have your offer, narrow down your options in May and June, then view seriously from July and sign before mid-August.
Hong Kong tenancies usually work one of two ways: the landlord bundles utilities and internet into the rent (slightly higher rent, no admin), or each household pays its own usage as the bills come in. We tell you which it is before you sign, and we check the meter readings when you view so there are no surprises on move-in day.
Under current Hong Kong practice the tenant normally signs in person and presents identification, together with a written authorisation for us to handle documents. If your dates genuinely don't allow it, we'll arrange for a colleague to attend and prepare the paperwork in advance so it can be done in one trip.
No. Our commission is fixed. We start from your budget, your preferred areas and your must-haves, and anything that doesn't fit doesn't get shown. If you have hard requirements — close to the MTR, a whole flat, high floor — we work to those first.
Yes. Signing isn't the end of it. We stay involved in the notice period, repairs, renewals, deposit refunds and any roommate issues. If you're an existing student, message the same colleague directly — no need to explain everything again.
WeChat is fastest. In three minutes tell us: which university, what budget, which area, and when you need to move in.
We usually reply within 3 hours during opening hours, and always the same day.
